This section of the website is for builders who are considering a working relationship with Homefolks Design.  I hope you have taken a few minutes to review the rest of the website to learn more about the company and our services. 

Homefolks (and before that Design/Construction Consultants) has a long history of working with builders throughout the area.   While we have worked with some builders on just one project, many builders have become old friends with whom we have done many projects over the course of the last 20 years.  As we note in other parts of the website, Homefolks is about straightforward, sensible design backed by years of experience, starting with a number of years on construction crews.

As we all know the relationship between builders and the design community is a continuous two way street.  When people do their jobs well referrals go in both directions.   To be clear, if we are hired by the client then our obligation is to do what is best for them but we never lose the understanding that we must all work together to get the project done.  We believe in a cooperative atmosphere not a confrontational one.

We have also done a number of projects in a design/build format.  The builder brings us in as a subcontractor to do design and permit drawings.  We may or may not interact significantly with the client depending on the nature of the project. We also generally handle coordination with the Structural Engineer.  Before we begin we agree on a fee and the builder folds that fee into his overall cost.
